Climate Controlled Storage Unit

I'm a contractor PCSing overseas for several years or more and want to store some of my stuff. I am from MA, it get's hot and humid in the summer and cold in the winter, of course. We are storing books, knickknacks, furniture and appliances (not TVs or computers, but like a dishwasher and speakers, lamps, you know... 110v stuff.) We have two options. More expensive unit closer to his family (and low crime town) but doesn't have climate control, or a cheaper unit that's a bit of a drive, next to Brocton (high crime town), but it's climate controlled.
Neither of us have had a storage unit before, so don't know how important climate control is - especially one that we may not visit for long periods of time. We'd appreciate any advice.
